This privacy policy applies to the website operated by Igor Real Estate LLC at soldoutvermont.com. Igor Real Estate LLC is a licensed Vermont real estate brokerage. Conner Ellsworth is a licensed REALTOR® affiliated with Igor Real Estate LLC, based in Lamoille County, Vermont.

What Information We Collect

We collect personal information that you voluntarily provide when submitting a form on this website. This includes:

• First name and last name
• Email address
• Phone number
• Whether you are buying, selling, or just exploring
• Any message content you include in contact form submissions

We also collect technical information automatically when you visit this site, including IP address, browser and device type, pages visited, time on site, and how you interact with pages, such as clicks and scrolling. We collect this through Google Analytics 4 and Microsoft Clarity, described in the Cookies section below.

How We Use Your Information

Information you submit through our forms is used to respond to your real estate inquiry and follow up with you personally about your inquiry. We do not sell, rent, or trade your personal information to third parties for their marketing purposes.

Email Communications

When you submit a form, everything you enter is stored in our private contact management system. If you check the opt-in box for guide emails, your name, email, and a few details about your inquiry (such as whether you're buying or selling, the page you contacted us from, and your move timeline) are also stored in Brevo, our email service provider. We use your contact details to respond to your inquiry. We send guide emails and newsletters only to people who check the opt-in box, and every one of those emails includes an unsubscribe link.

Every marketing email we send includes a clear unsubscribe link. You can unsubscribe at any time and your request will be honored promptly.

Cookies

We use Google Analytics and Microsoft Clarity to see how people use this site, and Google reCAPTCHA to block spam on our forms.

Microsoft Clarity records how visitors use our pages, such as clicks, scrolling, and which pages they view, so we can find and fix problems. Clarity masks what you type into our forms and uses cookies to recognize repeat visits. Our Clarity account isn't connected to Microsoft Advertising, and we don't use Clarity or Google Analytics for advertising. Microsoft processes Clarity data under the Microsoft Privacy Statement, and Google processes Analytics and reCAPTCHA data under the Google Privacy Policy.

If you're in the United States, analytics runs when you arrive. You can turn it off at any time with Decline in the banner or Cookie settings at the bottom of every page. After you decline, Google Analytics and Microsoft Clarity stop setting cookies right away and don't load on any page you visit after that.

If you're in the European Economic Area, the United Kingdom, or Switzerland, Google Analytics and Microsoft Clarity don't set cookies unless you accept. Until then, Google may receive limited measurements that don't use cookies.

If your browser sends a Global Privacy Control signal, we treat it as a choice to decline analytics.

Spam Protection

We keep your messages and contact details for as long as we need them to respond to you, to work with you as a client, and to keep the records a Vermont brokerage is required to keep.
