Lamoille County

Morrisville and Morristown, VT: home prices, property taxes, and what it’s like to live there.

Morrisville is where much of Lamoille County does its errands: two supermarkets, the hospital, hardware stores, and a downtown on the rail trail. Over the last two years, single-family homes sold for a median of $499,500, about 39% of the Stowe median, and half sold within 24 days.

Morristown is the town; Morrisville is the village inside it. Everyone in both has a Morrisville mailing address, and the numbers on this page cover the whole town.

My local take

Morrisville is where we do our shopping. Two supermarkets, the food co-op, a couple of hardware stores, an auto parts store, Copley Hospital, and plenty of restaurants are all a few minutes apart. It also has the only Dunkin’ around, which matters more than you’d think in February.

The village has sidewalks, errands you can walk to, and the rail trail a block or two from downtown. The rest of Morristown is back roads, farms, and woods. (It’s all rural, really, but you get the idea.)

Summer brings the most outdoor events, but the town stays lively through the winter. It’s a working town more than a resort town, so it doesn’t empty out between seasons the way Stowe can.

Worth knowing:

  • Morristown only allows short-term rentals in owner-occupied homes. Check the town’s current rules before you buy with rental income in mind.
  • Stowe Mountain Resort and Smugglers’ Notch are each about 25 to 30 minutes away.
  • VT-100 and VT-15 meet here and carry through traffic, trucks included.

Is Morrisville expensive to live in?

Buying a home here costs less than in Stowe, though the property tax rate is higher. Here’s where the money goes:

  • Housing. From October 22, 2024 through October 21, 2026, 114 single-family homes sold at a median of $499,500.
  • Property taxes. For fiscal 2027, the rate is $1.86 per $100 of assessed value for a primary home with a Homestead Declaration, and $2.08 for second homes and rentals. Homes in Morrisville village also pay a village tax of $0.0076 per $100. As an illustration only, a home that sells at the $499,500 median would likely be listed at around $444,300 (the state’s FY2027 common level of appraisal is 88.95%). At $1.86 per $100, that’s a homestead tax bill of about $8,250 a year outside the village. Inside the village, the same home would owe about $8,280, with the village tax. The same math for Stowe, at its $1,270,000 median, $1.39 homestead rate, and 97.08% common level of appraisal, comes to about $17,140. A home’s assessed value can differ from its sale price. The taxes section has more.
  • Electricity. Morrisville Water & Light serves much of the area. Its residential rate, effective August 1, 2025, is a $10.42 monthly customer charge, $0.10023 per kWh for the first 100 kWh, and $0.18458 per kWh after that, plus an energy efficiency charge of $0.01074 per kWh. In July 2026 the utility asked the Public Utility Commission for an 11.17% increase on service from July 1, 2026, so ask for a current bill and which utility serves the house.
  • Groceries and care. Hannaford and Market 32, the two supermarkets, and Copley Hospital are all in the village.

For a buyer weighing Morrisville against Stowe, the median home here costs about 39% of Stowe’s, and even at the higher tax rate, the illustrative homestead bill on a median-priced home is lower here, inside the village or outside it.

Housing and the market

Morristown is one of the more attainable towns in this part of Lamoille County. From October 22, 2024 through October 21, 2026, 114 single-family homes sold at a median of $499,500. The middle half of sales fell between about $339,000 and $698,000, and 12 sold for more than $1 million.

The typical home that sold was about 1,820 square feet on 1.6 acres, built around 1983. Homes sold in a median of 24 days, at about 98% of their final asking price and 95% of their original asking price. About 44% sold at or above asking.

Sales by year: 60 sales at a $499,500 median from October 22, 2024 through October 21, 2025, then 54 sales at $495,000 over the 12 months after that. In a sample this small, a change like that is mostly noise, so read it as context rather than a trend.

Compared with Stowe, the median here is about 39% of Stowe’s $1,270,000, the typical home is smaller (about 1,820 square feet versus 2,870), and homes sell faster (24 days versus 38).

These figures leave out 3 sales that weren’t single homes, such as two-unit buildings and a rental cabin business.

Condos

Condos are rare here. Only 7 sold over the same two years, too few for a meaningful median.

If you’re counting on rental income

Morristown only allows short-term rentals (under 30 days) in owner-occupied homes, meaning the owner’s primary Vermont residence. A second home bought to rent out by the night isn’t allowed. Some rentals that existed before the rule took effect were allowed to continue; don’t assume that status carries over to a buyer. Read the town’s zoning rules and call the zoning office before you make an offer.

Getting around

VT-100 and VT-15 meet in Morrisville, which makes it a crossroads for the county. Stowe is about 10 to 15 minutes south on VT-100, and I-89 in Waterbury is about 30. Burlington International Airport is about 50 to 60 minutes away, and Copley Hospital is in the village.

Internet

Lamoille FiberNet and Fidium Fiber finished a county-wide fiber build at the end of 2025, and every on-grid address in Lamoille County now has at least one high-speed option. Options still vary by address, so check the exact property before you make an offer. Part 1 of the guide covers what to ask.

Taxes

For fiscal 2027, Morristown’s total property tax rate is about $1.86 per $100 of assessed value for a primary home with a Homestead Declaration, and about $2.08 for second homes and rentals. Homes in Morrisville village pay a small village tax on top, under a penny per $100.

As an illustration, a home that sells at the $499,500 single-family median would likely be listed at around $444,300 (the state’s FY2027 common level of appraisal is 88.95%). At $1.86 per $100, that’s a homestead tax bill of about $8,250 a year, or about $9,230 as a second home at $2.08. The rate is higher than Stowe’s, but because homes cost less, the bill on a typical home is a little under half of Stowe’s.

Morristown’s assessments currently run below market value (the state’s 2026 common level of appraisal for the town is 88.95%), so a home’s assessed value is often less than its sale price. Income-based help on homestead bills can also lower the actual amount. Vermont is overhauling how it pays for schools, so rates may change.

This is general information, not tax advice. Ask the town for a property’s assessed value and talk to a CPA about your situation.

Outdoors

The Lamoille Valley Rail Trail runs right through downtown Morrisville. It’s a flat, crushed-stone trail of more than 90 miles from St. Johnsbury to Swanton, open year-round for walking, biking and, in winter, snow travel. The bridge over VT-100 is one of the best views in town.

The Lamoille River cuts through rock gorges in Morristown, Elmore State Park and Mount Elmore are next door, and Stowe Mountain Resort and Smugglers’ Notch are each about 25 to 30 minutes away for skiing.

Errands and everyday life

Most of the county’s everyday shopping is here. Hannaford and Market 32 are the two supermarkets, and the Morrisville Food Co-op downtown carries a lot of local food. Tractor Supply and Aubuchon cover hardware, and there’s an auto parts store, Copley Hospital, and a good range of restaurants. People from Stowe and the towns around it drive here for the big grocery run.
