Stowe, VT: Home Prices, Property Taxes and What It's Like to Live There
Stowe is a ski town and a classic New England village in one, and it costs more to live here than almost anywhere else in northern Vermont. Over the last two years, single-family homes sold for a median of $1,270,000 and condos for $705,000. Step off Main Street and Mountain Road, and it's a quiet, rural town.

My local take
We vacationed in Stowe a number of times before we moved to northern Lamoille County, and it’s still where we go to ski and to pick up specialty food.
There are really two Stowes. One is the stretch along Main Street (Route 100) and Mountain Road (Route 108): shops, restaurants, inns and the ski resort, busy with visitors most of the year. The other is everything off those two roads, which is a quiet, rural community of back roads, farms and woods.
The off seasons are noticeably calmer. Between foliage and ski season, and again in mud season, traffic thins out and some businesses close for a stretch.
Stowe probably isn’t for you if:
- You want the most house for your money. Stowe costs more than the towns around it.
- Traffic gets under your skin. On peak foliage weekends, Route 100 can back up for miles.
- You need everything close. Full supermarkets are in Morrisville or Waterbury.
Housing and the market
Stowe is one of the most expensive towns in northern Vermont. From October 2024 through September 2026, 154 single-family homes sold at a median of $1,270,000. The middle half of sales fell between about $800,000 and $1,970,000, and about a quarter sold for more than $2 million.
The typical home that sold was about 2,900 square feet on two and a half acres, built around 1988. Homes sold in a median of 39 days, at about 97% of their final asking price and 93% of their original asking price. About 29% sold at or above asking.
Sales by year: 75 sales at a $1,150,000 median from October 2024 through September 2025, then 79 sales at $1,350,000 the next year. With this few sales and this wide a price range, the mix of homes that happened to sell moves the median a lot, so treat it as context, not a trend.

Condos
Condos are the most common way into Stowe. Over the same period, 175 whole-ownership condos sold at a median of $705,000, about 56% of the single-family median. They sold at about 98% of asking, and 40% sold at or above it. The median condo was about 1,350 square feet.
Stowe also has fractional and timeshare ownership, where you buy a share or set weeks rather than the whole unit. That works very differently from owning a condo, so those sales are left out of these numbers.

If you’re counting on rental income
Stowe licenses short-term rentals, caps how many licenses it issues, and licenses don’t transfer when a home sells. If rental income is part of your plan, read the town’s short-term rental rules and talk to the town before you make an offer.
Getting around
Stowe village sits on Route 100, about 15 minutes north of I-89 in Waterbury. The Burlington airport is about 45 minutes away, and Copley Hospital in Morrisville is about 15.
Traffic is the trade-off for living in a destination town. Peak foliage is the worst of it. In October 2026, WCAX reported a visitor taking 17 minutes to drive four tenths of a mile, with parking scarce downtown. Ski season is calmer in the village, though expect traffic on Mountain Road near the resort.
In winter, Mountain Road ends at the resort. The state closes Route 108 through Smugglers’ Notch for the season, so getting to Jeffersonville means going the long way around through Morrisville.
Internet
Lamoille FiberNet and Fidium Fiber finished a county-wide fiber build at the end of 2025, and every on-grid address in Lamoille County now has at least one high-speed option. Options still vary by address, so check the exact property before you make an offer. Part 1 of the guide covers what to ask.
Taxes
For fiscal 2027, Stowe’s total property tax rate is about $1.39 per $100 of assessed value for a primary home with a Homestead Declaration, and about $1.43 for second homes and rentals.
As an illustration, if a home were assessed at the $1,270,000 single-family median, that works out to about $17,650 a year as a homestead ($1,270,000 ÷ 100 × $1.39), or about $18,160 as a second home ($1,270,000 ÷ 100 × $1.43). Assessed values often differ from sale prices, and income-based help on homestead bills can lower the actual amount. Vermont is also overhauling how it pays for schools, so rates may change.
This is general information, not tax advice. Ask the town for a property’s assessed value and talk to a CPA about your situation.
Outdoors
This is why most people choose Stowe. Stowe Mountain Resort covers Mount Mansfield, Vermont’s highest peak, and Spruce Peak. The Stowe Recreation Path runs 5.3 paved miles from the village to Topnotch along Mountain Road, and Moss Glen Falls is a short walk from the road.
Errands and everyday life
Stowe village has specialty food shops, restaurants and a general-store feel, which covers a lot of day-to-day needs. For a full supermarket run, most people drive 15 to 20 minutes to Morrisville or Waterbury.
Common questions
